The more you invest, the less time you have to find properties with high return on investment (ROI). 

Alternatively, you may be new to investing and need help securing a property to launch your investment portfolio.

We only package properties that will have 20% or above return on investment.

We are building a positive network across the UK with agents and landlord networking groups. Through our contacts, we are often approached with properties for sale below market value (BMV), lease option agreements that require no money down and properties requiring minor refurbishment. These are often heavily reduced..

Our goal is to deliver on the following 10 outcomes:

  1. Maximised ROI. We aim to maximise the space in a house by finding properties with at least 4 rooms that pass guidelines for habitable rooms (6.5m2/70 sqf). This allows us to fully realise the ROI potential of a property.
  2. Capped pricing. The goal is that each lettable room costs no more than 30k. So, for a house with 4 lettable rooms we would aim to be sub £120k in property value.
  3. Verified quality and conditions. We will find you a property with real quality of condition that we have inspected according to stringent checklists. Any work required will be disclosed prior to sale.
  4. Central locations. We aim to source properties with proximity to the centre. This means that it will take a maximum of 15 minutes to reach the centre via public transport.
  5. Effective management. We work with high performing property managers across the UK. This way we can identify how successful occupancy will be.
  6. Access to our partners. Our partner brokers, solicitors and tradesman are on hand to help throughout the entire process.
  7. Accurate True Market Value. We will determine true market value through extensive investigation of what has sold, what is selling, what is not selling and the area the property is in general.
  8. Accurate True Rental Value. We will determine true rental value through communicating with multiple letting agents regarding actual let prices and void periods.
  9. Water tight compliance. Compliance is so vital to long term profitability. We will assist with building conversions and licencing rules.
  10. Deals we believe in. Many deals we take on ourselves but the speed at which we can source fantastic investment deals means that we cannot do it all and so any deal being put forward is a deal that we would invest in ourselves.

Clearly Packaged Deals

Each investment opportunity will be clearly outlined with ROI, purchase price, market value, rental return etc.

Upfront and Clear T&C’s

Once you have assessed the deal you can register interest and we will send you a Terms of sale and invoice for the finder’s fee.

Video Conference Disclosure

We will take time to connect with you face to face via Cloud video conference to discuss the deal in full detail and as well as all the next steps.

Connecting You to the Agent/Vendor

We will confirm there is a buyer with agent/vendor so the property is treated as off the market. Then the agent / solicitor will contact you for relevant documentation.

Data Protection

The only person that will see your private information is the agent or solicitor if direct to vendor.

Point of Sale and Handover

The sale exchange will take place and we will let the agent move with you forward. However we are always present to assist if any needs arise.
